My name is Rick Kellogg and I live in Wildomar, California with my wife Linda. We have two grown kids,
Ron and Angela. We also have two wonderful grandkids, Gabriel and Matthew. At this site you'll read
about my experiences managing residential rental properties since 1992. If you think there are tenants
that can turn your hair grey, you are right.........but most tenants are responsible people. If you want some
ideas on how to find good tenants and avoid the bad ones, this might be the place to start. And to all the great
tenants I have had in the past and at the present time, I hope you don't think this is meant for you. You
are the ones that make my life easier.

I LOVE TO CRUISE
Through the years, I have given some of my tenants nicknames. "The Late Tenant" was a man who never
did anything on time or kept any committment he made, including paying the rent--hence his nickname and the name of this
web site. Another tenant was The Tenant From Double-Hell, and two different tenants were so bizarre I refer
to them as The Tenants From The Twilight Zone. As this web site is developed, you can read about them and the
tricks they pull. In these stories, all the names have been changed to protect me from frivilous
lawsuits. And if you hadn't guessed, the tenants were not aware of the nicknames I had given them.
